Fall Maintenance for your asphalt driveway

Fall is a great time to get your asphalt driveway protected before the onset of damaging winter weather.

Regular maintenance to your driveway can keep it looking great for years to come and save you headaches in the future.

1.  Clean Up Your Driveway

Clean out the cracks that you see and sweep over the entire driveway.  A leaf blower or pressure washer can speed this process up.   When this is done, you will have a clean surface to carry out any maintenance and repairs.

2. Pressure Washing

As mentioned before, pressure washing is a fast way of cleaning your driveway.  But this process should also be it’s own step.  Pressure washing your driveway can remove dirt and debris and it is great for removing chemicals and petroleum products that can wash into cracks and cause more damage.  It can remove stains that you see and also will improve the overall look of your driveway.

3. Crack Patching

Sealing cracks is the most effective way to prevent damage from getting more drastic, or even spreading and undermining the entire driveway.  Fall’s moderate temperatures are perfect for crack sealing. Taking care of cracked or deteriorated pavement now can minimize further damage during the winter freeze and the spring thaw.  There are a number of effective crack-sealing materials, including cold crack filler (ideal for very small cracks), hot pour rubberized crack filler (great for larger cracks) and cold asphalt patch (best for potholes).

4. Edging

This is something that is overlooked most often.  Keeping Grass and weeds away from the edge of the driveway helps ensure that plants don’t cause damage to your driveway.  Grass and weeds can invade the driveway and create additional cracks that will invite moisture.  They also can spread existing cracks in your asphalt.  Ice does it in the winter, weeds and grass can do it in the summer.  Keeping the moisture out also helps with the freeze thaw process that will worsen cracks during the winter.
