Maintaining Your Asphalt Parking Lot And How You Should Do It

Seeing problems before they become big problems can save a lot of replacement cost in the future.  Regular maintenance tasks can keep asphalt parking lot surfaces intact longer.  Untreated oil stains for instance, can dissolve ingredients in asphalt that helps keep it together.  Cat litter can go a long way when it comes to this.

Crack Repair

When cracks appear you should repair them right away.  Sand, stones, seeds, water, or anything else that falls into them can help pry them open.  If needed, professional sealcoating can be done if you notice a lot of cracks on the surface including the really small ones.

Relocate trees or shrubs

Tree’s and shrubs that have roots that could eventually threaten the asphalt.

Make sure gutters are not draining directly onto your driveway and drains are clean

Create space for snow and other drain-off by edging the sides of the driveway. Remove the sod within two to three inches of the cement or blacktop.  As far as drainage, storm water drains can clog without you noticing so sweeping the lot isn’t intended to make your parking lot spotless.  It is to prevent storm water drains from clogging and causing standing water on your parking lot.  Especially in the early winter months when the water can freeze and thaw daily that can open up the small cracks in your asphalt and create potholes.

Look for spilled oil

Untreated oil stains can dissolve the bitumen in your asphalt.  Bitumen is a binder that holds your asphalt ingredients together.

A clean and well maintained parking lot adds to the appearance that customers will have when they visit your property.  You can consider your parking lot as part of your properties landscape, a poorly maintained parking lot can make your overall appearance look poorly.  Kinda like wearing a brown belt and shoes with a black tuxedo.
